Why boutique hotels?
Airbnb and multifamily markets have become saturated and STR regulations are tightening. This creates opportunities for boutique hotels, which leverage economies of scale and are positively impacted by tighter regulation.
Our Approach
We focus on underperforming properties in attractive coastal areas, particularly those with inefficient management and underutilized units.
Because our management team operates our properties remotely, we're able to take properties with on-site management and rapidly reduce overhead costs while increasing revenue.
Additionally, we acquire properties with high potential for marketing enhancement, especially those not leveraging short-term rental platforms like Airbnb and VRBO.
Our target property is a 10 to 30 unit, $2M to $6M coastal asset that requires a ~$500k capital injection.
